Acting for Purchasers (as Recommended Solicitors) Buying from Developers
When not acting for the developer, our land development solicitors often act for purchasers buying from developers. On one site we acted for 40 out of approximately 50 purchasers in total, exchanging within the deadlines set, completing within two-week periods or quicker where necessary to assist in obtaining end of financial year targets for developers. In such situations, we understand the importance of providing progress reports to the sales representatives whenever they are required.
It is important to recognise that if you are buying a new build home, the legal issues that should be checked on your behalf can be quite different to checks made in other conveyancing transactions. Our land development solicitors have the expertise to act on your behalf to ensure that you will have no issues when you come to sell the property in the future. We look at planning permission and planning conditions, building regulation approvals, NHBC and equivalent 10-year building warranties, road adoption, management company set-up (if applicable), and importantly we will check the developer’s solicitors drafting of the legal documents to ensure you have all the necessary rights required for your new build property.
