Lease Extensions

A long residential lease is a valuable but 'wasting' asset, as the remaining term of the lease decreases over time and so the property decreases in value. Whether you own a flat with a long lease as your home or as a buy-to-let investment or you are a landlord or freeholder of a property, it is important to consider the length of term remaining on a lease and take steps to ensure that you maximise the value of your property.

Leases can be extended either by informal negotiations or by following the statutory procedure to claim an extended lease. We can deal with every aspect of this process for landlords or the tenants from the initial notice to trigger a claim under the statutory procedure, to the landlord's counter notice, liaising with valuers on the negotiations for the premium through to completing the new lease or, in the event of a dispute, dealing with any application to the First Tier Property Tribunal.

The statutory procedure is fraught with difficulties as there are strict deadlines and time-frames to observe.

This is the process whereby tenants can collectively purchase the freehold of all, or part, of the building from the landlord. We are able to assist leaseholders and freeholders with collective enfranchisement including checking eligibility, serving the initial notice or landlords counter notice and preparing for the subsequent procedures.
