Noteable achievements

  • Acting on behalf of the plot purchasers where the developer had divided the land into four properties. One plot encroached onto the land outside of the boundary of the estate which required rectification.
  • Acting on a sale in which a solicitor had failed to register the new Lease on the property after it was originally purchased. Registered Charges were also placed on the property after the date of the new Lease preventing the new Lease from being registered. Victoria was able to deal with all parties, rectify the issues and register the new lease in time to enable the sale of the property to proceed.
  • Acting in a sale of a London apartment with garage. The garage was never transferred which was overlooked upon their purchase. Attended to the garage being transferred from the Council to our client for consideration simultaneously with the sale of the apartment and garage to the new buyers.
  • Rectifying the Lease for a property. It was apparent that the Lease was poorly drafted and excluded part of the balcony. The Lease need to be rectified by way of a Deed of Variation to enable the sale of the property to proceed.
  • Acting for a client who wished to purchase a property but wanted to remove rights of way which were granted within the Title over the property and the neighbouring properties. A Deed of Release was drafted to remove rights of way through the gardens which were no longer required but causing issues with the property.
  • Acting on the sale of an unregistered property on which the mortgage had been redeemed some time ago but the Legal Charge had not receipted (properly stamped) to confirm this.
